Unauthorised structures are structures where the City has no record of approval.
When applying to have an unauthorised structure recognised, the City requires an application for a Building Approval Certificate (BAC). The minimum requirements for a BAC are:
- Site plan at a scale of no less than 1:200.
- Plan view of the unauthorised work showing all relevant details and dimensions at a scale of no less than 1:100.
- At least two elevations of the unauthorised works at a scale of no less than 1:100.
- At least one section through the unauthorised works at a scale of no less than 1:100.
Certificate of Construction Compliance or Certificate of Building Compliance from a registered Building Surveyor.
All unauthorised structures need to be certified by a suitably qualified person. Certification from a suitably qualified person may be required prior to a Certificate of Construction or Building Compliance being signed by the registered Building Surveyor.
The City may carry out an inspection and issue the Certificate of Construction or Building Compliance for a fee. Prior to any certification being issued from the City, the owner will require an inspection and certification from a suitably qualified person as to the suitability of the structure as noted in the table below.
