The City of Bayswater Town Planning Scheme No. 24 applies across the City of Bayswater and is the Local Planning Scheme for the City.
Land within the scheme area is classified by different zones and precincts, as shown on the scheme map. The scheme text details what type of uses are allowed within each zone and precinct, and outlines requirements relating to development including built form, enforcement and administration.
The City has a number of other local planning framework documents which also guide and amend the development requirements including: local planning policies, local laws, heritage and character protection areas, structure plans (including activity centre structure plans), and local development plans. Schedule 2 – Deemed provisions for local planning schemes
The Planning and Development (Local Planning Scheme) Regulations 2015 were gazetted on 25 August 2015 and introduced 'deemed provisions' that are applicable to all local planning schemes in Western Australia. If a local planning scheme is inconsistent with the 'deemed provisions', prevails to the Planning and Development (Local Planning Scheme) Regulations 2015 extent of the inconsistency. The 'deemed provisions' are set out in Schedule 2 of the Regulations.
